1. Scope of contract

1.1 The following general terms and conditions apply to contracts for the lease of the apartment, for accommodation and conference and all other services and deliveries of the lessor provided for the guest.

1.2 Deviating regulations are only valid if they have been individually agreed between the lessors and the tenant.


2. Conclusion of the contract

2.1 The contract for accommodation is concluded when the tenant makes an application (room reservation), which is accepted by the landlord. The acceptance is made by a confirmation of the room reservation. The confirmation of the room booking is made in writing, by fax or by e-mail.

2.2 If the room is booked by a third party for the guest, he is liable to the landlords together with the guest as the joint debtor for all obligations under the contract, if the landlords have a corresponding declaration of the third party.

3. Prices and services

3.1 The landlords are obliged to keep available the apartment booked by the guest in accordance with these General Terms and Conditions and to render the agreed services.

3.2 The guest is obligated to pay the landlord's applicable or agreed prices for the room rental and the other services used by him. This also applies to services provided by the guest or the customer and expenses of the lessor towards third parties.

3.3 The agreed prices include the respective statutory value added tax.

3.4 The prices can be changed by the landlords, if the guest subsequently wishes to change the number of booked rooms, the service of the landlord or the length of stay of the guests, and the landlord agree.

3.5 Landlord's invoices are payable immediately upon receipt without deductions. The default occurs if the guest fails to make payment within 7 days of the due date and receipt of an invoice; this applies to a guest who is a consumer, only if these consequences are specifically indicated in the invoice. In the event of late payment, the lessors are entitled to charge default interest to consumers in the amount of 5% above the base interest rate. In business transactions, the default interest rate is 8% above the base rate. Landlords reserve the right to assert a higher damage. For each reminder after default, the landlord may charge a reminder fee of 15 EUR.

3.6 The landlords are entitled to demand a reasonable advance payment or security deposit upon conclusion of the contract or thereafter. The amount of the advance payment and its due date can be agreed in writing in the contract. The landlords are also entitled, during the stay of the guest in the apartment accumulated claims by issuing an interim invoice due at any time and to demand immediate payment.

3.7 The guest can only offset or reduce the landlords with an undisputed or legally established claim against a claim.

3.8 After conclusion of the contract (booking confirmation of the landlord), the guest is required to pay a down payment of 50% of the room price at least 50,00 EUR within 3 working days after receipt of the booking confirmation to the landlord by transfer to the account of the landlord numbers.
